Default Auction of the Julia Creek station Woodlands

Respected Julia Creek property, Woodlands will be offered at auction on Thursday, December 8, at Jupiter's Casino, Townsville at 11am.

Situated 75km North East of Julia Creek, with a Flinders River frontage, Woodlands is regarded as a safe, well situated, premium breeding or fattening property in a sought after area.

Strong mixtures of country with a reliable rainfall and abundant water supplies, along with solid improvements, will appeal to the fattener, breeder or backgrounder.

Woodlands comprises 12,262ha (30,301ac) in two blocks with GHPL title.

The boundary fencing is mainly 4 barb or 4 barb and 2 plain with subdivisions of eight main paddocks and four holding paddocks of mainly 4 barb fence in good condition.

There is a set of well constructed steel yards with all facilities including pound draft, twin race, undercover branding area, water troughs and road train access to loading and unloading ramps.

Woodlands has an abundance of water, with massive supplies from two flowing bores supplying bore drains and pipelines. These are supplemented by dams.

There are a number of suitable sites for overland flow irrigation, as the capped river bore has a huge capacity and is flowing at a pressure greater than 70psi.

Structural improvements include a comfortable, renovated homestead with two bedrooms andsleep out, plus another house used for casual staff during mustering.

Other improvements include a new 18m steel hay and machinery shed with another 18m steel machinery and general workshop.

Woodlands has been consistently running 2000 mixed cattle and is considered good fattening or breeding country. The property will be offered bare of livestock and plant.

Agents Alan Bodman of Landmark and Tom Brodie of Brodie Agencies say their vendors, Ron and Rachelle Earle, are genuine sellers and are prepared to meet the market.
